The problem I see with the strategy you describe is that my one rental in the Bay Area that generates $5,000 in monthly cash has one roof, one hot water heater, one furnace (we generally do not need air conditioning in southern Marin due to our mild weather). 

I served eight years on active duty in the Marine Corps and spent most of my time doing marketing, public relations and advertising.  

I see they have a similar ecosystem integration as Schlage Encode, with direct integration into a similar number of popular PM systems out there. 

Capital gains and depreciation recapture really drive a large portion of the 1031 ecosystem.

I am glad to see others in St Clair County joining the community and trying to become financial free :) Marine City definitely has opportunities if you are looking to stay close to home. 

This house was a foreclosure that she had bought back in 2011, located in Havelock, North Carolina, and only 5 minutes away from Marine Corps Air Station Cherry Point.

I am a former Marine so I've spoken with the VA about this before....but maybe I didn't word it correctly or something. 

My partner (business not life) are both Marines and we like to deal with our own as much as possible.  

The area continues to hold great job prospects and famous colleges... and rich people around the world retire in places like Marin, Sonoma, Napa, Los Altos/peninsula, I would not bet on dramatic price drops nor dramatic increase.
