My biggest concern is logistics and contacts since I live between Austin and San Antonio.

So I'm trying to figure out the basic logistics of Wholesaling.   

While this is probably contrary to most of what you're hearing it has worked great for us and our contractor loves having no logistics/materials to worry about.Additionally if you're a member of your local REIA group you might have some luck offering some "labor services" like mowing grass, help with clean out of a property, etc in exchange for them mentoring you how they estimate costs for a job.

You can use a double close if you know the logistics.

Probably just depends on the logistics of your move.

Is there a trick to jumping into wholesaling  without getting caught up in all the logistics?

@Zachary SargentZach, if you're asking for a location to get started, I think anywhere within a thirty minute drive of where you're at in Bloomington would be excellent.If you're asking for the logistics it's best that you network with other investors who are closing deals and making business happen.  

@Justin Garrett, Sounds like you get the logistical issues surrounding the 1031 but just making sure on something - when you say you'll have 100K from the sale of that townhome, is that 100K after the mortgage pay off and closing costs or is that the actual sales price?  

On average, I would venture to guess that the process is at least several months in duration and is filled with excessive/extensive logistics and paperwork.
