My initial instinct is to make sure you understand the occupancy expectations for residential but especially the commercial risk portion when underwriting.

"Real" real estate education is found in real estate agent and broker courses, both initial licensing and CE, certain colleges and universities, courses offered by legit organizations such as Appraisal Institute, CCIM, BOMA, NAR, CRE, MBA,  etc., textbooks on real estate, real estate law classes, and SOMETIMES in education offered by REIAs.

I contacted them via email and informed them of my desire to terminate my contract and be the initial point of contact with my guests once again.

This creates a negative initial position.

The initial training is a 12 week program where each new investor will be told to set up an infrastructure of a legal entity, business cards, phone numbers, web pages and miscellanea, to pretend to be a real estate investor, because all this, will not really make anybody a real estate investor.

Correct, it doesn't initially.
