To me this provides an incentive to buy an average deal just to fulfill the terms of the 1031. 

So when you’re on a land contract, do you get the house/deed signed over to you or that doesn’t happen until the land contract is fulfilled ?

I do think there's still value for the mentor there, in the form of their own personal fulfillment and the concept of "my greatness is seen through the agency of others".

We are living in that property, making minor updates, and fulfilling our year minimum for our mortgage before we get it listed to rent. 

From a legal standpoint, the seller and seller's agent essentially said "I agree to sell you this property that you have indicated you need to owner occupy, but I am not going to do it in a way that will allow you to fulfill the legal requirements of your financing."
