It is probably one of the greatest places on earth to live, but it is awful to build in and the cities and county are both notoriously annoying to work with.

However, with building material costs headed for low earth orbit, that's a much different game now from what it was.My $0.02 ...

A few years ago I visited Waikiki, an easily immediately, it became one of my favorite places on Earth.
