The other options such a seller financing are extremely unlikely outside of the most depressed housing markets and/or massively overpaying for the sticker price of the property.

These past 3 years I've gone through a dramatic change from constant happiness to utter depression.

It is depressing.

Outside of Louisville or Lexington in KY can get very depressed too as you've pointed out.

My father sank deeper and deeper into depression, my mom started working in retail, we were on food stamps, and we were basically exactly the kind of people I rent to today.

It's really frickin' depressing to go to multiple houses with multiple investors who think they're going to clear $50,000 on a flip, only to have to tell them that, no, we can't cram $60K of reno into a $35K budget (and, BTW, those comps "within a mile" are for a neighborhood across a major intersection with very different characteristics, so your ARV is probably $20K lower than you thought). 

It works best when the market has been depressed and supply high and more difficult in this environment. 

Talk about depressing.

It's actually funny....I heard the news break about the 'good economy' while listening to a show on Sirius POTUS channel with a national expert throwing out depressing numbers about the huge numbers of people living paycheck-to-paycheck (40-something %), and the increasing popularity of using these Payday Loan places (12-something %)So no the economy is not doing that well, but they can cook the books to make it look good (and both sides do)....
