As others have mentioned, our market is very competitive.  

Calendar Syncing - I previously used Everbooked (1% of gross) but no longer do it - I do believe it's easier to do this on your own or have a VA do it for a fraction of the cost.

Although the prices are high and it is competitive, there are deals out there.

@Ryan York - I agree with you that while the purchase price is lower than people from more expensive areas are used to, SFR still is not producing great cash flow unless you're buying serious fixer-uppers, in which case there's a ton of competition.

I am actually a realtor, licensed in both DC and Maryland, which we have an active real estate market and a competitive investor market as well.

I'll be sure to share my experiences with their competitiveness, their willingness to get the deal done, and customer service.

It's starting to be very competitive out here it's getting harder than I thought it.

When I am not busy with real estate, I enjoy competitive figure skating and hanging out with my two huskies who are rescues.
