My two partners are willing to pay their share, but they’ve also offered me the option to take over the property completely since the loan is in my name.Here’s my dilemma: If I keep the property and rent it out, I could get around $2,300 in rent, but my mortgage is $3,300 at a 7% interest rate.

I am a small business owner, business is not doing too well right now so that’s why I’m looking at an all cash buy, so I can get a nice cash flow to supplement.

Essentially all legit buyers will get an inspection.

They also know about real estate so less likely to charge you extra fees to get an appraisal or BPO because they can estimate the value themselves.

Owner-occupied commercial properties generally get better interest rates and terms when compared to pure investment properties.
