The only time I have a concern about age is pre WWII and turn of the century construction.

i've used click-it 21 which is part of century 21.

The property is distressed and needs a good remodel into the 21st century. 

I am not going after turn of the century Victorian only small rentals. 

There are many Title Insurance companies, the majority have been in business for decades (some perhaps a century) --- there is a reason they haven't gone bankrupt and out of business.

Our dream is to rehab the house to its original glory (1960's mid century home keeping all the traditional charm).

Terms are about 5% five-year balloon, a 20 year am.I thought I called 21st Century mortgage one time and they said they wouldn't lend to investors, I may be mistaken though.The bank would rather sell me the land, not finance the home.
