From my experience, if they are not yet in the house try cleaning up the yard and getting rid off all of the places the might hang out, such as brush piles, piles of lumber ect.

One aspect of MFR re-positioning that has always intimidated me is the rehab phase.I don't feel like I really have a good eye for aesthetics in terms of design, colors, layout, and materials.I've done cosmetic upgrades before, but they were for A-class, single-family homes, so it was fairly easy since I could just choose stuff that I already have in my own home (hand-scraped hardwood floors, granite and marble surfaces, and brushed-nickel or bronzed finishes, etc.)

@Al D.Um, OK...I suspect that what you're TRYING to express here is that working competently with concrete requires some sort of multiyear professional training and/or insurance and/or God knows what to accomplish.I would post a 3-minute YouTube video on how to use cement patcher here, but the Oberkommando der BiggerPockets won't allow it.The specialized tools necessary to work with cement patcher are a margin trowel (cost 4 dollars), a bucket (cost, 2 dollars), a chip brush (cost, under 1 dollar) and cement patcher (cost, $20 per large bucket).

Fridge, range, microwave, dishwasher, washer/dryer all for about $2100.We use lower-end brushed nickel fixtures (lighting and plumbing), all new registers/switches/outlets/plates, and standard 6-panel MDF doors.As for recessed lighting, the cost comes from the materials and the electrician's labor, so whether you're tearing out the ceiling or not probably won't impact the cost too much, unless you're tearing out enough sheetrock to make the wiring a lot easier.
