I know that areas near Park Ave, and University of Rochester have strong rental demand, but I was hoping to speak with anyone who has other areas that are relatively safe for the city and can attract good tenants for cash flow positive rent. 

Also, how can I make my offers stronger and attractive?

The guy I'm buying from is completely remodeling 3 of the four units, and I may be able to talk him into kicking the last lady out, who will be gone before closing anyways, and remodeling all 4.

But not everyone wants to be a landlord/lady, and some really do get the technique and systems down for successful flips and become wealthy doing it.

My thought process was that posting on the MLS would allow for me to attract clients that are a bit more serious about buying.

I'm looking to the group for creative ideas that I can use to attract preferred equity to recapitalize an existing portfolio.

This helps me gauge which units are desirable and priced attractively.

Neither of those deals is particularly attractive.

It makes quite an overwhelming statement and it's definitely not the most attractive part of the stairs.
