It's permitted and promoting your projects directly will enable you to articulate better the benefits of ground up development allowing you to build better relationships with investors who understand your MO and who ultimately can become your most reliable capital sources.

Ultimately I would love to start investing in rental properties and potentially even short term rentals through Airbnb or VRBO, but right now I have no cash and poor credit, so those are unfortunately probably longer term aspirations.

No matter what though the bil will ultimately stick to the property, not the tenant. 

My dad subdivided that in the 60s and there are probably 35 to 40 homes there now not sure how many survived but it will never be the same in my lifetime now.. 

Although the public sentiment still seems to be gloomy on Atlantic City with new casinos popping up all over NJ and PA, we think there is and will continue to be a large enough volume of visiting beach/casino goers and local job base to support AC surviving.
