I'm with you - I've been looking in places like Northern BC towns (Vernon, Fernie), Edmonton, and the Niagara region in Ontario.

I assume places in Canada, like Ontario, British Columbia, Winnipeg, etc, aren't excluded from this?

I buy and hold in Brantford Ontario and it cashflows pretty well there for me.

I know In Ontario we have both government owned and landlord owned low income, not sure the major differences.

Foreclosure in Canada is almost evenly divided between provinces which operate under Judicial Sale (Alberta, British Columbia, Manitoba, Nova Scotia, Québec and Saskatchewan) and Power of Sale (New Brunswick, Newfoundland & Labrador, Ontario and Prince Edward Island).Under Power of Sale, the lender is permitted to sell the property without involvement of the court and often without actually taking ownership of the property.

At least up here in Ontario Canada, the MLS is NOT where deals are found - that's where "retail" homes are found.

In Ontario, you have one of the most pro-tenant agencies in the country ... as @Luc Boiron pointed out, you cannot even compel a tenant to leave at the end of a term lease.Here in NB, long-term tenant has a specific meaning in the legislation: a tenancy which has lasted 5yrs or longer.
