I would suggest reading some books like the Best Ever Syndication book by Joe Fairless as a starting point and get on some multi-family meetups, there are a lot of them out there, you can find many of them on LinkedIn, to start associating yourself with those groups and learn from just listening in, then when you feel the time is right you can pay for that mentorship if you want to possibly excel faster.

After reading over your situation it looks like you have checked all the appropriate boxes (Smartmove, Criminal etc) except for one very important one, References my good man.I learned two very valuable lessons while dealing with this current tenant of mine;Always get and check references, if they say they don't have any from a previous landlord, then ask if you can contact their employer, or check facebook, linkedin any other place you think you can find some more info that will allow you to better asses them as a prospective tenant.

It is possible and legal to honestly say that the owner is absent and you are renting the property until he or she returns.Though Adverse Possession law is not clear to the average person, nor to the average investor, the very website that you linked in a comment above, does provide an answer to your own challenges (except for your unnecessary claim that renting an abandoned property means pretending to own it).Sue you have linked to - http://legal-dictionary.thefreedictionary.com/adve...Under the “Elements” paragraph of that link it is clear our laws recognize that “nonpermissive use by the adverse claimant that is actual, open and notorious, exclusive, hostile, and continuous for the statutory period” can “ripen into legal title”.

Hop on LinkedIn and search for #passiveincome #multifamilyinvesting #mailboxmoney, etc and you will be flooded with people offering advice on how to create passive income through real estate, nearly all of whom run startup syndications.
