In town, it's small-town, 1 grocery store, car wash, a new post office, nice school and some old time buildings.. but now the millennials are buying homes there, and making the drive to the airport, Learjet and even Koch Industries, just for that oasis of home at night.There are other places.. within the city, that should never be left out.. but hopefully this gives you a long-winded overview of our area.

And with the Roddy Roundup one of the vendors supplies Subway sandwiches, chips and cookies...so if you register in advance, you are just paying for your dinner @ $5 - so it's a wash!

so here is my 1st deal, please let me know your thoughts.4 unit multi, 3, 2 bedroom 1 bath apartments that currently rent for $600, and a detached 3 bed 2 bath SFH that is rented for $985.There is coin op laundry on grounds and a swimming pool.

Your use of the word "flip" implies that you are purchasing the properties primarily for resale and as such they are not eligible for 1031 exchanges.There is no statutory holding period or statutory laundry list for how you document your intent.
