Joined BP a couple of weeks ago and quickly realized I needed to join the Pro side.

I joined BiggerPockets after hearing their podcast and it has definitely given me a lot of great insight to REI.

If I put down 50% and he puts down 50%, where and how do the funds join together and get transferred for the purchase.Once the house is purchased, what costs must be taken into account?

drive around, craigslist, mls, network with brokers/agents, and join a REIA.

I am lucky in that I am in a position where I am able to survive for ~18 months without making any money so if I am able to grow my patience and persist, I hope to join those 20%.
