If you are inundated with too many interested parties to count, you may have been too low.  

I think that the future of transportation will change the rural landscape, but people will not move there to farm.Things like the Hyperloop which allow people to travel from SF to LA in under 20 minutes will change the rural land between SF and LA because now people can buy an affordable home along this train line and they can work in both SF or LA and get to work extremely quickly.

You want to remove the ability for water to seep in under the foundation.

I just rented a unit in under two weeks while a near identical layout unit (with old appliances, carpet, round toilet, and plastic handles) in a sister building just across the street is still on the market and approaching 3 months vacant.

If you have 20 similar properties, you'll be generating $4000 a month and you can recover from a $3000 expense in under a month.

We are typically all in under 40k for property with 1100ish rent. 

As such, I would love some advice from other agents who work with investors.To date we've been inundated with "newbie" investors who consume time and resources but either hesitate to pull the trigger (even when we have financing in place) or loose their taste for it after one or two deals (in other words, we aren't seeing the repeat business we had hoped for).
