How did you choose that property in that part of Columbus, or did you just take a gamble?

It is gambling pure and simple.

It’s a lot bigger gamble on older homes because you don’t know what to expect with the plumbing and electrical.

Only repair has been to the electronic igniter which was cheap and easy top replace.

With that said that leaves the gamble of vacancy's at both my primary and the other unit.

With no history to look back on, this purchase can be considered more of a gamble.

Folks have had it pounded into their head that cash flow is were its at appreciation is gambling. 

And whats worse, if you're renting to Section 8 tenants, you, the landlord, will be penalized for them not keeping the kitchen clean, not cleaning the bathroom (mildew), for having clothes near ignition sources, for putting holes in the walls.

It's all a risk, just like gambling.
