The seller bought it in Jan for 89k, did a light rehab on two units and sold it in 90+ days fulled rented to DC Voucher tenants--think section 8-.that was about 160k more than we thought the market was at!

The only tenants you will attract will be on some sort of housing voucher, or marginally attached to the workforce.My model is target homes at 30-60K put some slight improvements in, target a cross-section of tenants.

I've had a handful of persistent tenants seeking to apply their vouchers and it seems the supply of available rentals isn't keeping up with demand.

Neg: More paper work for the landlord to fill out every unit turn, most tenants do not take care of their units, most tenants can not be asked to fix even the minor of problems inside the unit, some vouchers do not cover the full market rate rent the difference is put on the tenant and they usually do not have income, units must be inspected by a third party inspection company working with the housing authority then the landlord must fix whatever is on the punch list.

@Ray HarrellSorry for late response... my rental is currently rented by a voucher holder, single parent w teenager kid, so far so good, tenant has been late for rent but caught up afterwards.
