I enjoy traveling and tend to move more times than not every two years.

I plan to start travel nursing next summer, but before then I would like to purchase a college rental near Sacred Heart University (I'm an alumni from there, very familiar with the area).

With so many different avenues to travel in the business of real estate, it comes down to you researching and ultimately discovering what path works best for you and your long term goals.

If your location small then I would think about maybe travelling to a conference somewhere in a big city where you can make connections.

Can time spent researching/analyzing investment opportunities, traveling to see opportunities and education  be considered as part of the time spent minimums? 

@Ramy ManYes probably going to have to travel at least 1-2 hours and for 2% the properties will likely need some work.

I'd be aiming to have maximum longterm flexibility--rent the whole place for events while we travel, rent the lower level for a nightly STR when it suits us, or turn 1-2 of the levels into a LTR later on if I get sick of the STR gig.
