Small flex space call it 500-700 sqft?

As far as location, it is very sought after as it is is very close to the airport, easy access to the Space Coast on the 528, the 417 will take you right to Disney and downtown is just West on the 408.

Hi Kim, Insurance rates have definitely been increasing year over year, especially in the multi family space.

More institutional lenders are getting involved in the hard money space and much easier and better to work with as there is structure to the process 

Current rent for a 3/2 is 2200$ .Is it wise to convert the officeroom into a bedroom by adding a closet and then market it as a 4 bed 2 bath for 2450$.What will you do if you were in my shoes.As long as the office has enough space to make sense and the criteria to qualify as a bedroom I'd do it, especially if it is in an area / neighborhood without many 4 BRs. 

And, the restaurant is a business leasing space in a commercial property.  

Turnover in the PM space has been skyrocketing the past few years, so if you are a smaller operator and you only have one leasing agent and they leave, that can be detrimental to the business.

Or buying a large house with enough restrooms where you can put dividers up to separate the space and/or upgrading the garage to an ADU. 

Just wanted to check opinions if it's going to be too small or should I just do decent size 1 bedroom with living space.
