I know hind-sight vision is always 20/20 but I would recommend when screening tenants for future rentals to be ruthless and never bend your rules. 

Again, the problem is when people mix these two up, finance does not like that, not at all, there not used to it, there is no longevity of any track-records for such, it's very new in time perspective (to a bank 1yr is a second, there vision of time is much longer). 

The more knowledge that you have the more you will be able to inform people of your vision and know what you want to do.

Buyers usually do not have much vision for what a place could be and will be seriously distracted by the way the tenant keeps the place.
