Each county is different when it comes to probate, and the laws are changing all the time.  

This seems like an easy loophole, which makes me think there is a laws preventing it.

The town of Sedona and the county are not generally in favor of STRs, but have to allow them per state law, and more restrictions have been allowed by the state over time. 

As for your Question #2 above: Yes, obtain an attorney (well versed in real estate contract-law).

I live in illinois / Chicago The response doesn't have to be related to my state laws I just need over all Info Basic rule of thumb.
