Relevant to me... this is essentially the plan I'd like to do for starting out.FHA a MFU -> re-fi or find a way to rid the 'FHA' loan -> use FHA again on second MFU

The reason I ask is you can always re-fi and put more money into it, however you won't be able to pull 96.5% equity out and convert backwards.
