Hello BP, Looking for a little advice.I purchased  a quad-plex approximately 8 months ago and everything seemed fine but then stuff started to fall apart.

There will never be a perfect time, and once you get started everything seems to fall into place, even if there are many learning experiences along the way.

At worst, that could slow down price appreciation, but I don't see prices falling any time soon.And that opinion is worth exactly what you paid for it!

I don't see too many investors, even private money investors, willing to fall into 3rd lien position, especially if you're trying to max-out your LTV to 100%. 

Don't fall into the false belief that a wholesaler is the only type of person who sells distressed properties.

I do some legwork and find out the actual agent XXXX (who is a victim in my assessment of this clusterXXX) and confirm the property is in contract, I get some additional details, and confirm she is not affiliated with Keller Williams *OR* the "as a courtesy we created an account for you" folks.So- to sum up. 

I paid $6400 for the house, rents in the area are typically $1200-1500 a month, House is a complete shell and has some Structural damage from a tree falling on it towards the back.

I thought about the GC license too but I thought I wouldn't get it because then I'd fall into the trap of 'doing-it-all'.

I'm looking for C Class properties for BRRRR Oppurtunities, how can I determine which Class a property falls into?
