Just go to the Vegas auctions you will see it every day.. there is always some investor that will pay more than you will .. most of those folks are just looking for rentals.. some are not clued into values as you suspect but many just have other criteria that is not your criteria.. and forgeta bout it when someone wants to live in the house no one will beat them ..

On a "small" loan amount like his, he found it more beneficial to pay the extra .25% to rate to get the 3 year PPP. reason: it added only $17 per month to his payment every month; a small price to pay to open the door for refi or sale 2 years sooner. 

I was thinking having extra saved would help as well.

Invite folks to one-on-one networking sessions.

Especially since I did extra work on the property including adding palm trees to the front and fenced in the backyard which SHOULD have made it sell for even higher or at least projected. 

I always need to be busy so the "extra layers" that asset has is interesting to me and the value I can create is amazing.I like to keep busy if you can't tell.

So I get good mental exercise here, or try to, while getting some added REI "fix" and if I can get challenged that's just extra credit, as is learning something new is icing on the cake. 

@Brittany Moreland    ambitious I will give you that. and totally unrealistic... folks with that kind of money don't need you they do it themselves..Good luck on it. 

I’ll be contacting gnnd folks next week to see if we can tap into the “silent second” mortgage, in which sits the other 50% of the cost of the house, before our 3 years are up.

Not sure if you mean the town of Catskill on the river, or the mountain area, but This thread has a bunch of folks talking about the town and surrounding river towns.
