I think realtyshares is better for the novice investor as they have an easier investment process and great customer service.

I can call customer service and get a date down on the phone.. in 60 seconds.. but for survey stuff you need the report first and foremost. 

I heard once from someone that you should have around 20% of customers/people complaining about your price which allows you to get close to the maximum amount you can charge and still have people buying or renting.

The reporting feature (found within the Transaction Page) allows you to select custom date ranges, property portfolios/groups, or you can single out a specific property. 

These can be added to blank Realtor or blank addendum page without an expensive custom contract.  

@Matt Dickens Brian is right.I see a lot of this as a respect issue, if he doesn't have respect for himself and his time to organize it so that he can provide quality service for his customers, how can he respect his customer's time and jobs?

I hope the customer service woild be personolized enough and their resourses would be benecicial.

Another option would be to renovate the property and lease it to a commercial customer. 

To deal with the changes in height that are in the transitions between rooms, I'm thinking about using various width boards to build custom height floor transition/ thresholds between each room. 

Anthony -  thanks for the question … I would recommend that you  contact  your bank  and whomever else you want ...using the same  exact  scenario and questions - outline / ask  whatever questions you have ...maybe gets some  basic  quotes ….once these  conversations are  completed - make a  decision as to whom you want to use for the  pre approval/ pre underwritten process ….. the FHA  product is  very homogenous and  shouldn't  be too much different from one lender to another ….. the  customer service might make a difference
