Sorry for the delay since your initial comments were posted, but we have been contemplating our situation and finally reached a decision.While the majority of the comments above suggested they preferred the concept of buy and hold, we bought this condo foreclosure as our first investment (literally a training property) and it has been very very educational.

Hi all, this is a repost from earlier as I think I may have posted in the wrong Category.I'm contemplating purchasing a SFH and renting out the spare rooms or buying a fourplex and renting the other 3 units out.I don't have much experience to go on, but after running some spread sheets It seems like I would have more cash flow getting a 4br3ba(or more) SFH and renting out the individual rooms, than I would get on the Fourplexes in my area.

@Brian Goodwin another thing to consider - be aware sale prices and rents have gone up quite a bit in the last few years so any A/B properties you contemplate buying at market price today will need to have the ability to cashflow in the future should there be a correction and rents go down in whatever location you decide to purchase...
