While the schools are strong and the summer is great here, the economy is weak, population growth is among the worst in the country, the cost of living is high and property taxes & maintenance costs are very high.

If the weakness and stagnation in stocks over the past 2 months has contributed to lower interest rates, rates could come under more pressure if stocks continue higher.

@Greg Scott It seems like the PIP program is weak on the second group, the people who would like to acquire property from the Tax Lien sale.

Although, your post did hit on one weak point or just making phone calls vs. having a list.

I find that contractors alone in the rehab side of it are usually a little weak in sourcing the deal. 

I would imagine I would be spending as much for those things anyway.What they seem to be weak on is leads.
