Philly comps are ridiculous per block in that a house can be appraised at $89K needing no work no TLC and in real good condition and a few doors down same situation another house can more than double in value and these are row homes.

As Wayne mentioned, negative equity is not a good way to begin in a Sub-2 as it blocks your exits unless you poor more money in.I have purchased portfolios and I know it can be an exciting find, don't let that cloud the issue of each property needing to be a good deal.

It is not a SFH, I have to access the property for plenty of other reasons.I've had this tenant for 3 months now, where as I've been extremely active on my block for over 12 years.
