I would also put them on notice that I won't be renewing their lease, so they may want to start looking for a new place to live now while they've got some flexibility.The lease is not being renewed and they have already been notified.I think my biggest issue is the non payment of the plumbing bill, unpaid rent though it was paid by the state and the overall disregard for those things but yet I am supposed to just get this microwave fixed.

If your State has high fee for LLC you may want to reconsider, but in my State, it costs me under $200 a year per LLC and I take that as a cheap additional insurance cost.As these LLC are tax disregarded, it does not increase my tax burden, but creates a little bit more paperwork as you will probably need one bank account per LLC to avoid losing some protection.I have on top of it a WY holding LLC that is the single member of all the sub LLC.

I understand that me and my wife can both be on our Texas LLC, and we can still file as a Single Member LLC so that we have a disregarded entity from a tax perspective, but we still have the liability protection.

Single member LLCs in non-community property states, that really have one single member, are considered "disregarded entities" by the IRS (taxes flow straight down to the sole member's return), all it means by calling you a SMLLC is that the IRS will still consider the entity disregarded because of the community property laws.
