Im an agent I can go out and advertise that I sell million dollar homes and make a really good living but that’s not me I’m an investor and the ways we do business is off market deals and what not which really makes agents upset on why there is wholesalers and off market dealings well if you think about it, it’s because most realtors don’t understand that part of the RE world.

Smith, you can simply "brand" yourself as a problem solver dealing in RE, situations of thin equity or getting people out of paying a mortgage.I realize this area seems like easy pickings, it's not, as after notice, you need to move quickly, you need to know what you can say and what not to say and gurus don't teach that nor do they even know.

@Steven Hamilton IIyeah she pays quarterlies and this is the time of the year she finds out if she paid enough, or didn't pay enough and owes some more or what not. she don't let loose of much money around this time.as far as the loan goes, I wasn't sure if they would do 30 years on something like this. it just misses the 50% rule with a 15, so a 30 would definitely put it in the range.

I have always maintained the pool myself, but no way I would want to leave that to tenants.Based on some research I think I might be able to rent it for $1600 a month, which leaves a breakdown that looks like this:$1600 per month -$827.56 for mortgage payment - $20 HOA fee - $170 pool maintenance - $99 property mgmt fee - $47.63 lawn treatment = $435.81 net per month.I was thinking of setting up a separate account and funding it with $5000 just to cover any repairs and what not.
