@Ryan Morrissey, you know the old saying, "An ounce of prevention is worth a pound of cure."  

They are going to tell you to pound sand for 6 months and then welcome you with open arms after that.

The interior panel, at some point had been updated to current standards so I felt like if we were in for a penny, we were in for a pound.

Also take excellent before and after photos. on my first deal one of the students created unwanted issues with neighbors, and after I forwarded those complaints to the tenants, that tenant moved on and was replaced with a different  friend of theirs along with a rent increase. ;)
