But as you stated I was being pretty optimistic.My thoughts were the house is in a location close enough to public transportation (metro/bus) and the rooms seem a bit bigger than places that I have looked at.

Pay particular attention to the City's Capital Improvements Plan, which might be a separate document or might be rolled into either the Comprehensive Plan, the Master Plan, Transportation Plan, or some other planning document.The documents above usually reference 10 year futures and are updated every 3-5 years.

I just ran this through the BP calculator and I changed around some of the numbers (including expenses) thanks for the tip @Hank A.Monthly Income = $1,300Monthly Expenses = $770.25Vacancy - 5% = $65/monthInsurance = $75/monthP&I = $377.92CapEx = $65.00Property Management = 5% - $65Property Taxes = $122.33OK Area means the area surrounding it gets a bad rap/economically depressed, but the street and neighborhood where the property is located is fairly secluded and off any main roads or public transportation routes.

We would have been uncomfortable going ahead with changing the locks and removing his things (all appeared to be junk or too heavy for him to lug away without transportation) since we didn't really get confirmation that he had moved, EXCEPT he had taken the electric service out of his name.
