We're shooting for a few 7-8% cap rate after development of a property which I don't think is un-reasonable.

I think it would be tough to implement (how do you filter out the unreasonable and angry landlord) but if you see a pattern of short stays and low ratings from landlords, it would definitely help weed out the destructive tenants like this. 

It seems completely unreasonable to wait 4-6 weeks for countertops, yet this is what all the sources are telling me.

However, it should not be unreasonable to expect you to write complete thoughts, if not sentences, and do some basic spell checking.I'm not saying you need to be an English professor.  

In one case the lawnmower broke (pull handle) with the first tenant and in another, they bought a push mower, that...get's the job done.I'm debating on whether I want to have yet another appliance to maintain by providing a lawnmower, but at the same time, I feel it is unreasonable to expect tenants to buy a lawnmower as renters.
