This area is not in my traditional farming zone (I'm currently in Chandler/Gilbert/Tempe) and while the numbers seem to make sense I wanted to see if there was anyone here who might have experience in that particular area?  

Meaning it is a temp thing for them all.  

Class C are going to be older, and most thst are available are around I-17 and in older parts of Phoenix, tempe and South Scottsdale.

. $200k would make it difficult to get a decent multi in Phoenix/Scottsdale/Tempe, but with a little more you can.

In the Central Valley, the summer temps routinely climb into the triple digits. 

Some companies call it a Temp-to-Perm program.

DOn't forget mortgage brokers and credit unions, they may make shorter tem loans for what you want....good luck

I'm located in Tempe, Arizona .

The bullet heaters can really dry the house out and cause shrinkage in existing drywall and caulking leaving lots of cracks and gaps.... and possibly warping, checking, splitting of wood products Whatever you do I’d make sure the on-site GC can monitor the temp/humidity in the house to mitigate any issues moving forward.

Every now and then something may pop up in Tempe or Chandler, but you probably have to move quickly to get it under contract.I know a few places that should be able to help you out on the equity loan.
