Is my services to complex to have an effective marketing message?

After years of service, I'm diving into my second career focused on real estate investment, I have a particular interest in flips and short term rentals.I'm also a licensed real estate agent in Washington and have a strong drive to succeed in this field.

As for towns that have a difficult permit process, I think you could literally say all of them especially those that use a third party inspection service to handle their inspections.

I am not so much looking for servicing the monthly payments, but more of creating the necessary legal documents and filing with the appropriate govt entities so that I can place a lien on the title of the RE that we are purchasing. 

I have literally had customers that passed on my services calling me crying asking me to save their job.

Landlords mistakenly ASSUME all PMCs offer the exact same services and operate the exact same way, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services.This also leads them to ASSUME simpler is better when it comes to management contracts.

I just rented out most of the previous month , and agreed to pay the property manager 18% of the booking fee host payout so net of any guest service fees or occupancy taxes airbnb takes.  

I ended up using an eviction service to help with the eviction, although they don't employ an attorney so they can't give advice.
