Have been reading more online about HMLs and how to best use them for getting into Flipping.

My tenants sign up for a Baselane account and they can pay via ACH, debit card, or credit card through the online software.

Any recommendations for cold calling lists for either Wholesaling, or retail selling ( I am a realtor / flipper / associate architect).

Due diligence: search the contractor online for licensing info and more.

But in all transparency, I'm already leaning very heavily on just learning by myself via online, YouTube,  Bigger Pockets, books, and Carleton Sheets No Money Down course.Thx in advance for any input.

Online it says there is currently no rent cap, but there is a new law being proposed that caps it at 10% and for new tenants, only 15% above what the previous tenant was paying.

Any input would be appreciated. don't do townhouses that's crazy. three story walk ups. don't reinvent the wheel. make them way smaller. 2 beds, 700 sq ft. check some posts I have online I have Floorplans and elevations of the triplex we build infill for Columbus Ohio 

You are typically paying retail or higher for turnkey so can't expect much appreciation growth in the near term and cashflow on paper vs reality are 2 completely different things.

Run through some of the features you will need like setting up a property, moving in a tenant, receiving rent payments, and publishing online applications and see which one works the best for you.
