It also creates a necessity to maximize rents to maintain a semblance of value and cover the increased tax burden, especially for properties that have run out of depreciation.The value of properties actually drop, because they lose utility in terms of exit strategy, so it degrades current wealth.It also eliminates a path to wealth for anyone who isn’t already wealthy, thereby decreasing upward social mobility.If there is no step up in basis and an elimination of the $11m margin before inheritance tax kicks in, properties will be forced to be sold to pay inheritance taxes, so there is no way to create a legacy.  

My suggestion is to make sure it's a house that other students will be in line waiting to help you keep it rented when/if you move on to another area, or town, and one that is very close to campus (walking distance is often optimal, but not an absolute necessity) might be helpful, but I believe making it an attractive-to-students house is important.... 

Why do you feel the necessity to get your license in order to invest?

It's a luxury, not a necessity.

The property we have found is brand-new, never lived in, has parking (which is a necessity in the area and most properties do not have), but it isn't a bargain.

What are the "must haves" that should be included in a policy and the extra protection coverage that would be a nicety but not necessity?

I think being an educated human is a necessity.

I wouldn't say it's a necessity to have something like that in your domain name, but it will definitely make it clear to people exactly what you do, and possibly make it easier to remember than "johnsmithrealestate.com" as an example.

@Michael Quarles  I don't doubt you have some heavy hitter marketers I think the general BP population would probably get some value out of understanding exactly what it takes to really move up the food chain and be making millions a year in this business. and spending big bucks on marketing is one necessity generally.

I think Sub2 was born out the the necessity to sell highly leveraged property.
