Your a local investor and looking to do some investing int hat area because you really like it and think it a good place.

But I would check with your local City zoning codes to make sure there are no occupancy laws that could be an issue.

Reinforce entry points with security bars, and consider a monitored alarm system or joining a local neighborhood watch for extra protection.

This works well for me but one thing to note about this process is you absolutely need to know your local and state laws very well so that you don’t break any rules or run the risk of being accused of discrimination, because you will be turning people down and should have a legit, legal reason not just that you don’t like them.

The first thing I would do is call your local code enforcement office/building department.

Networking at local REI meetups, joining investor groups, and connecting with experienced flippers can open doors.

I recently thought I found a great duplex but when a local agent toured the property for me, they didn't even feel safe which lead us to believe finding the right tenants would be a challenge. 

The other option would be going to local investor meetups and asking those who attend for good references.
