I think the calcs should be accompanied with explanations and directions in order to be of real value as teaching tools.

Until now, I always advised my clients and tenants that the last month of rent has to be paid in full and the deposit, which we hold in a separate, interest baring account, will be returned to the tenant with interest or have a portion applied towards damages created by the tenants with a full, detailed explanation and copy of a contractor invoice.As you can see, if an owner deviates even a bit from this law, or if the owner used the deposit and did not keep it in a separate checking account, then the tenant can get the equivalent of two months of security deposit and attorney fees.This article was written by an attorney that specializes in representing tenants.

As you grow your marketing budget, then you can start a geographic area blitz and really find great deals.

People rent in the ghetto and they rent on the water in a gated community and everything in between.Show me a geographic area anywhere and show me where there are no rentals within 5 miles of that location.

Geographically vallejo is as nice a city as any on the bay( on the water, great climate , napa valley nearby) , demographically is where it fails( crime).

There are no mines or oil wells or unique geographical features driving the growth of the greater NYC metro -- just people.
