That's excellent advice about pre-qualifying.

I provide a running google sheet (think excel file) with all reservations and cleaners check it and plan accordingly.  

Also, private message me and I can send you over the excel version.  

Does anyone have a general idea of what it would cost to submeter one or all of the utilities? 

@Jonathan Holmes thanks for the reply. when i look at comps through redfin and download the comps with excel, i tend to look at the last year, but there's a way to look at the comps for the last 6 months.

If have you some or all of these things you could send copies with the check and letter explaining repairs.

I see real estate as another ongoing skill that would be best to learn now and excel at rather than wait and talk about what could have been down the line; life is too short not to thrive!
