I know your heart bleeds for them, but if you get into this deal and leave them in the home expecting them to make any sort of payment to you...rent or otherwise...you will be very disappointed.

Now, I've rented my fair share of STRs from LTR property management companies playing in this space too and I am always disappointed.

More than one of these types of investors went into bankruptcy as a direct result of their errors.Easily another 40% bought their properties without consultation with the PM, and as a result were disappointed with returns due to unexpected expenses and true market rents.

Maybe I am missing the boat and going to find myself even more disappointed in the spring when deals will probably be tougher.
