How do you make it stand out to command a higher rate, so that the guest doesn't choose the guy next door because he's $5/night cheaper? 

Unless you have a paid off mortgage, I don’t see you being able to command enough rent to make this property cash flow.

Actively pursuing mountain cabins for example, which can be had for much less, and still command impressive weekly rents.  

While properties over there can be good investments, Puerto Vallarta itself commands higher prices and has more rental demand and higher yields.

However, the other 2 cities  command a larger capital investment to enter the market.As someone looking at a lower entry points for the Bay Area, would anyone recommend Richmond or Vallejo? 

There are thousands of new jobs: Space force Command, FBI Headquarters, Blue Origins, FB data centers, and more.

By restoring these properties to their former glory, investors can create desirable properties that command higher rents or resale values. 

In order to command top dollar for a STR rental you have to make use of fancy themed rooms, game or theatre rooms, etc.

But you can still command good rents and quality tenants.

@Serena Sun - Just my 2 cents, but I would very carefully take a look at how much you can command in rent for your place.
