We've run into tons of problems lately trying to find MH and RV land b/c the local water districts are at capacity and can't approve any new parks or additions until they source more water.You can try finding some private money but very few will do 2nd position loans.  

Depending on your particular insurance company, you will usually max out at the personal policy capacity @ 2-3 buildings, 4-6 total units & state you need to move to a commercial policy.A personal umbrella policy is almost always less expensive than a commercial umbrella policy. 

But beginning my search of properties I currently have the capacity to find (i.e.

Renovating a 90-yo $400k house for a rental is outside of my capacity to give you a good opinion.  

They do need to be pumped periodically because solid junk ends up in the tank, reducing its capacity.  

So the only "open houses" I have scheduled are not open houses, I just scheduled several potential tenants to come within a 2 hour window and once they exceed the max parking capacity I will open up another window scheduling wise.
