The "nicer" areas of Union City are generally considered to be the more northern areas (like 30th St and north) and further east (along Palisade or Park), but, like many cities, it's very block-to-block.

There are areas in Baltimore I would have no trouble investing in, but there are other areas, where most of the investors are that I wouldnt invest in...and it can be hard to tell on a map from long distance away how things change literally block to block in Baltimore.

Having a license is NOT an encumbrance or road block to investing in real estate, unless you plan on doing things that are illegal or unethical, there are "those" "investors".A broker's license adds a bit more credibility to your business card, in reality that's about it as you are assumed to have greater knowledge than an agent in the public's eyes.
