I hate when I see investors blame the agent or list something as a bad investment / misrepresentation when the investor is the one who should have researched all of that ahead of time. 

@Chris Strandburg, If you are interested in running a short term rental, I would look about 2 hours from Los Angeles to one of the different vacation markets that Angelenos visit.

hello allso as the topic say i want to buy a course that teach me how to virtually buy real estate and rent it outi searched and found "The Virtual Investor's Guide to Out of State Rental Property" from investwithace that in 600$but i wanted to ask if there is other options or any other guy that have a course online so i can learn more on investing and buying rental properties, as i dont live in usa and i want to work from abroad and i dont want to visit any of the properties my selfi want to learn the best way to do itso i really appreciate if you guys can guide me herethank you so much

I’m in the FLL area and could be boots on the ground for out of state investors, could go by and take pictures/videos, visit municipalities, and the like to help with your business. 

I personally believe it's smart to get ahead of the curve of this trend before ADU's become more of the norm in AZ.

But it might be harder if it’s a beach front condo you happen to visit every summer.
