A HELOC carries a higher rate over a shorter amortization usually 10 or 15 years and a mortgage carries a lower rate over a 30 year amortization offering a lower payment.You have to run the math in each scenario because the math differs based on a few things like Fico score, CLTV, Loan size, and time frame between purchase and refinance of new property.

My closing costs were non-negotiable with the seller since I bought new construction, but I would highly recommend upping your offer to talk down the closing costs; use leverage to your advantage since you are young.The funding fee can be complicated and I cannot speak on how it works exactly.

In the end, the weekend after the fed announced the first interest rate drop, we had an open house that had more traffic than our opening weekend 3 months earlier. we received a full-price offer for the house and closed in early November. obviously I have no way of knowing if the interest rate drop was a trigger, but nothing else changed in the market at that time. just wanted to share in case others are curious. appreciate all the thought partnership!
