a rule of thumb is...states that have high property tax will have lower sale priceand states that have lower property tax will see higher sale price. texas in general have higher property tax than other states...the best way is to check the local newspaper...i alway tend to pick on up and check the local market in that city. the newspaper is a good source many don't use...thankssunsmicro

The stories about newspaper articles, general public explanations/psychology on huge short terms run-ups, highs in consumer/investor confidence are eerily parallel to what is happening again right now, and what happened in 2009 (stocks), 2007 (RE), 2000 (stocks), early 90's (RE), 80's, and so forth going back to the 1800's in terms of bubbles bursting.

-Detailed recent local comps, obviously you want to pull the lowest ones possible-local media and news, if the new next door neighbor is a rapist, grab some newspaper articles (I know, sounds low, but do it anyway)-Expand your thoughts!

Perhaps you could recommend any investors that could facilitate this transaction.For the past three years I've successfully studied & been involved with over 400 various industries as a designer & marketing consultant.Currently, everywhere you look people are buying and flipping real estate.It seems everyone is buying a home, fixing it up a little, and selling it almost immediately for a sizeable profit.We read about it in newspapers, online, and there were even television shows based on flipping houses.The flipping real estate business model works great.But here’s the good news for you . . .that same business model works in many other areas.You can flip non real estate assets just as easily, maybe easier than flipping houses.You can also use leveraged buy out techniques to alternatively buy & hold already existing businesses similar to properties also.Through the use of transactional funding I've realized that I could borrow a $250,000 swing loan from a bank, give that to the seller in morning.That would make the business mine.Then in the afternoon I could take all the assets that are in the business that I just bought and raise $360,000 (80% of $440,0000) the same day from an asset-based lender.Then I could take $250,000 of the $360,000 and instantly repay the transactional loan.Then, I'll have a $110,000 cash windfall in my bank account, which I could now use to run the business and pay myself a big bonus.The double escrow basically enables someone to do this: I never touch the $250,000 of the down payment monies put into escrow by the lender.The asset-based lender never hands methe $360,000 check.

Those items like kayak, paddle board, BBQ grill, lawn furniture, floor mounted pull up exercise bar, stationary bike...stuff like that which the tenants are free to take advantage of but it is not part of what the rent includes.I think hotels do that when they say they have "complimentary newspaper service, complimentary WIFI".

What this means is that the investor is offering an amount that he feels he can assign his contract for more, while having the right to occupy the property, improve it, market it by MLS, World Wide Web, mailings, signs on the property or newspaper ads or by public auction.Once a contract is ratified by all parties, the buyer is considered to have an equity position in the property.Here are some clauses that should be in the offer; "It is understood that the buyer is making this offer with the intent to make a profit by short term assignment, the buyer will have the right to improve the property and to advertise it for sale."
