I would go over it with my painter- some gigs they appreciated not having to protect the floors, then return visit after floors and trim was in to just do the missing trim.

Brandon this is about a 7-8 mos. project for us - to flip the entire building over and renovate it and get it back online with new tenant pool of occupants - I renovate as many as I can simultaneously, just set it up like a conveyer belt and move through them in sequence:*Demo team - remove all old fixtures, flooring etc, cut out all tile in whole sheets - then they set the new cement board and get the drywall hung and taped, set the new plumbing rough-in valve*Flooring and Tile team follow - get that installed with the new shoe mold on the perimeter*Painting team follows*Finish team returns for all fixture and finish install - *Painters complete touch-ups if needed *Cleaning team - BOOM!

As far as holes in the walls, it is unfortunate that some tenants use large nails to hang pictures and they make other holes in the walls for who knows why, but repairing even large holes 12" x 12" inches won't bust your piggy bank because we freshen every unit when a tenant moves with a coat of paint and if you are using a painter worth his weight in salt then he should be able to patch a few very large holes within 1 or 2 hours and the cost for materials should be no less than $30 to not one penny more than $50.You will just waste your time and aggravate yourself by feeling your are a victim and you have been violated.

I was always hoping for the right buyer, who'd love what I've done, instead of the one that tells me: It has potential, as long as I change everything.I know what it's like to be emotionally attached to a house, so, I'm not telling you to always keep emotion out .But look at it like a painter: Once you're done with a picture, you need to take it off the easel, so that you can start creating a new master piece.
